Assistant Property Manager – Real Estate Company

Clear Morning Group (CMG) is a fast-growing Austin based Real Estate Company founded here in 2016 that is involved in acquisition and management of properties that the company acquires. Present portfolio of properties is a mix of Office, Retail, RV parks, larger tracts of land and single-family homes. Job Description:

Asst. Property Manager at the company is the face of the company to the tenants and vendors. Responsibilities include marketing, leasing, tenant relations, tenant retention, property maintenance, maintenance requests, managing contracted services and legal compliance. Must be organized, creative, problem solver, team player, multi-task effortlessly and has an outstanding personality.

Qualifications:

• Property Management in a similar role for over 3 years.

• Strong communication skills and excellent customer service.

• Experience in inspecting properties for maintenance, safety and capital improvements.

• Experience in assigning maintenance request to maintenance team or outside vendors.

• Knowledge of make ready, remodel – working with maintenance staff to document items that

needs to be addressed.

• Experience in Accounting to track income & expenses, deposits, rents.

• Experience creating maintenance requests, follow up to completion and resolving tenant

escalations.

• Experience in using Buildium, Microsoft Suite and Windows proficiency, Anti-Virus, Phone

forwarding, Google Drive and Timekeeping software. Duties and Responsibilities include:

• Collect rents, deposits, leasing and follow up with tenants.

• Overseeing maintenance requests, routing it to right vendor, follow up, inspection and

resolution.

• Inspect properties and schedule maintenance issues and period maintenance items.

• Maintain relationship with vendors to obtain proposals for work and approve bids

• Create marketing material for properties that are up for lease and schedule showings to

prospective tenants.

• Creating checklists and procedures for the properties to include schedule maintenance items,

utilities information, other items related to that property.

• Point person for property escalations, compliance and evictions at the property.

• Compensation range $45,000 to $60,000. Compensation not a limiting factor for the right

candidate.
